Colo. foreclosure filings, sales drop in January

Foreclosure filings in large Colorado counties continue declining, according to a state report released Thursday.

The report show both foreclosure filings and sales were down last month compared with January 2011. Sales were down 23.3 percent and filings dropped by 28.2 percent.

The Division of Housing says last month's figures are the lowest seen during a January in five years.

Mesa County had the highest rate of foreclosure sales. Boulder County had the lowest.

Foreclosure filings have been declining for 14 months in a row. However, it's not clear yet whether a recent, national legal settlement over foreclosures might affect the trend.

Housing division spokesman Ryan McMaken says there have been some indications that lenders have been delaying foreclosure proceedings until after the deal was finalized.
