Good clean houses and premium prices to better than average tenants has been a good formula for me so far. Since I now live an hour away from them due to my recent nuptials, I don't want a lot of surprises. My lease states that if I RECEIVE the payment on or before the fifth of the month, they get a 10% discount. "In the mail" isn't "Received", so it's still late and they owe me an additional $50 (their lost discount) plus an additional $10 for every day thereafter. Late payments don't seem to be much of a problem.

Also, you will find books by Jay DeCima pretty good sources of info. Key here is you don't need to join a club, or subscribe to an expensive news letter. You need to develop a good plan, allow for mistakes, and commit to doing it for the long haul.

Some people just don't have the stomach for the uncertainty involved. but it beats the stock market. Dolf De Roos will give you a bunch of good reasons to get into real estate.

Try to make a little on each property, make good use of leverage, and aim for a couple more units each year. This is where your willingness to get dirty and learn will really pay off. I grew up in a constrution trades family, so I was already familiar with most aspects of construction and repair. Also, as a CPA, I am quite cognizant of the tax benefits of doing this. If you ever need a sounding board, drop me a line.
