I had a plan, I know I did. I think it went out the window after the first er...battle, yeah, battle, that's it, that's the ticket. I lost it in the battle, yeah. Just ask my wife, Morgan Fairchild...whom I've slept with.

I just finished painting my screened in porch out back, and the temp was 100, humidity in the 80's. Of course I could have done it this spring when the weather was great, but noooooo.

Frankly, I think good landlords are over-rated. What's wrong with a little hole in the floor that lets the heat out. People need to buck up.

Well, I don't care if I'm overrated

Good clean houses and premium prices to better than average tenants has been a good formula for me so far. Since I now live an hour away from them due to my recent nuptials, I don't want a lot of surprises. But that means going after it with hammer and tongs while they're vacant during the semester turnover.

I seem to have missed the part where you pointed out how I pay property taxes on all of those properties, and all those other criminal capitalists that make a living from my largess like the local lumber yard, the carpet cleaning guys, the Air Condiditoning guy, the All American white male landscaping crew, the gals that clean up the interiors, the newspaper I advertise in . . .

My lease states that if I RECEIVE the payment on or before the fifth of the month, they get a 10% discount. "In the mail" isn't "Received", so it's still late and they owe me an additional $50 (their lost discount) plus an additional $10 for every day thereafter. Late payments don't seem to be much of a problem.

My wife and I want to get into renting property in the near future. Sounds like fun;) If you're renting to college kids I say you're brave with your property.

Been over a 100 for 2 weeks here in Georgia. I've been driving the loaner without AC. The key is not to move. At all.

Also, you will find books by Jay DeCima pretty good sources of info. Key here is you don't need to join a club, or subscribe to an expensive news letter. You need to develop a good plan, allow for mistakes, and commit to doing it for the long haul.

Some people just don't have the stomach for the uncertainty involved. but it beats the stock market. Dolf De Roos will give you a bunch of good reasons to get into real estate.

Try to make a little on each property, make good use of leverage, and aim for a couple more units each year. This is where your willingness to get dirty and learn will really pay off. I grew up in a constrution trades family, so I was already familiar with most aspects of construction and repair. Also, as a CPA, I am quite cognizant of the tax benefits of doing this. If you ever need a sounding board, drop me a line.
