Subsidizing Bad Decisions

Will the Dems' health care Christmas Present to America be an improvement or detriment to our health care system?


Now that the federal government has decided to bail out homeowners in trouble, with mortgage loans up to $729,000, that raises some questions that ought to be asked, but are seldom being asked.

Since the average American never took out a mortgage loan as big as seven hundred grand-- for the very good reason that he could not afford it-- why should he be forced as a taxpayer to subsidize someone else who apparently couldn't afford it either, but who got in over his head anyway?

Why should taxpayers who live in apartments, perhaps because they did not feel that they could afford to buy a house, be forced to subsidize other people who could not afford to buy a house, but who went ahead and bought one anyway?

We hear a lot of talk in some quarters about how any one of us could be in the same financial trouble that many homeowners are in if we lost our job or had some other misfortune. The pat phrase is that we are all just a few paydays away from being in the same predicament.

Another way of saying the same thing is that some people live high enough on the hog that any of the common misfortunes of life can ruin them.

Who hasn't been out of work at some time or other, or had an illness or accident that created unexpected expenses? The old and trite notion of "saving for a rainy day" is old and trite precisely because this has been a common experience for a very long time.

What is new is the current notion of indulging people who refused to save for a rainy day or to live within their means. In politics, it is called "compassion"-- which comes in both the standard liberal version and "compassionate conservatism."

The one person toward whom there is no compassion is the taxpayer.

The current political stampede to stop mortgage foreclosures proceeds as if foreclosures are just something that strikes people like a bolt of lightning from the blue-- and as if the people facing foreclosures are the only people that matter.

What if the foreclosures are not stopped?

Will millions of homes just sit empty? Or will new people move into those homes, now selling for lower prices-- prices perhaps more within the means of the new occupants?

The same politicians who have been talking about a need for "affordable housing" for years are now suddenly alarmed that home prices are falling. How can housing become more affordable unless prices fall?

The political meaning of "affordable housing" is housing that is made more affordable by politicians intervening to create government subsidies, rent control or other gimmicks for which politicians can take credit.

Affordable housing produced by market forces provides no benefit to politicians and has no attraction for them.

Study after study, not only here but in other countries, show that the most affordable housing is where there has been the least government interference with the market-- contrary to rhetoric.

When new occupants of foreclosed housing find it more affordable, will the previous occupants all become homeless? Or are they more likely to move into homes or apartments that they can afford? They will of course be sadder-- but perhaps wiser as well.

The old and trite phrase "sadder but wiser" is old and trite for the same reason that "saving for a rainy day" is old and trite. It reflects an all too common human experience.

Even in an era of much-ballyhooed "change," the government cannot eliminate sadness. What it can do is transfer that sadness from those who made risky and unwise decisions to the taxpayers who had nothing to do with their decisions.

Worse, the subsidizing of bad decisions destroys one of the most effective sources of better decisions-- namely, paying the consequences of bad decisions.

In the wake of the housing debacle in California, more people are buying less expensive homes, making bigger down payments, and staying away from "creative" and risky financing. It is amazing how fast people learn when they are not insulated from the consequences of their decisions.

These bailouts
make me so angry because they are so fundamentally unfair. And the argument that some people lost jobs or had health problems doesn't work for me either. These circumstances have always happened and will happen in the future, but a select few will be spared from life's hardships and their own bad decisions by the taxes paid by those who have in some cases lost their own homes to hardship, never owned a home, or lived within their means it makes no sense.

After 20+ years as a real estate broker it was easy for me to see this crash coming as it should have been for all the so called experts out there. The movement in the housing market is cyclical and most certainly predictable especially when the market is as heated as it was. No right thinking, responsible person would get themselves into a mortgage they couldn't afford unless they believed the hype about "investing in real estate" and thought they were going to "make a killing". People used to buy homes to live in because, in the long run, the mortgage was cheaper than rent after mortgage interest tax deductions. Just because a home value may have dropped does not warrant any special treatment or sympathy on the part of other taxpayers. They want someone else to pay for the market loss just like AIG/GM/Chrysler does. This is trickle down bailouts as far as I can see. The only difference is the people on the bottom will feel the pinch a little later. But it's headed their way!

Consequences
The best thing that happened to our family was moving over 600 miles from home after graduating from college. We didn't know anyone in our new city and we paid for everything we did. Everything.

No more Sunday dinners at the parents or in-laws and no more Grandpa paying for movies, etc. We learned to be money managers and to live within our means. 25 years later those life lessons still apply as they are now habits.

The government taking away consequences of bad and/or risky decisions rewards bad behavior. Another old adage is 'you get more of what you reward'.

Patently Unfair
Expecting other people to pay for your mistakes is patently unfain and unAmerican.

I spent 20 years in the Army, went to night school to get a degree, got a job and saved money for a down payment even though VA loans don't require one.

I then bought a house in my price range after putting 6 months of payments in a savings account.

Now I'm supposed to foot the bill for some idiot that can't figure out how much he can afford???? What the heck for?

A lot of people did not live within their means and now I've got to help them... Incredible.

BTW, only loans through Freddie Mac and Fannie May can qualify. Obama helping his buds, again, with YOUR tax dollars. What a punk!

In CA people are totally out of touch
It is hard for people outside of CA or other expensive cities to understand how a 2-bedroom, 1100 ft2 starter shack in West LA could cost over $500,000. But they do. In Santa Monica they are even more expensive.

It is easy to find people who are in over their heads in real estate. The problem is, nobody forced those people to buy that house they couldn't afford. If it costs that much, and you don't have enough money to make a few months of payments easily, you probably shouldn't buy it.

Problem is, everybody thinks they deserve it, and they think, "Everybody else seems to be able to afford to live here so why not me?"

So now that these people are upside down on their mortgage and can't/won't keep up with payments, should we all have to pony up so that they don't lose that house? NO.

I got a great foreclosure house in 1998. It was expensive but because it was vandalized and had been vacant (and an eyesore) for over a year, the bank gave us a great deal on it and enabled us to finally buy a bigger house.

Some amount of foreclosures will happen in any market. They are almost always unfortunate for the people who experience them, but they are also good for the market.

Spreading the wealth around

So clearly stated and the right, easy to understand questions asked! Why are so many not listening!?!? Because they are trying to change our country. Folks, circulate these good artices, inform people - wake up, America.

A sob story ..
Recently our local paper featured a front page sob story about an (hispanic) laborer who wanted to build the house of his dreams. So, even though his wife had lost her job he took out a $700,000 mortgage backed by his $60,000 earnings (in good years).

Now (sob, sob) the house is only worth $520,000, construction has slowed down, his
earnings are down and he and his wife are losing their home. Did I mention that is is a five bedroom home, and just the two of them live
there?

I am a retired senior executive who has at various times earned much much more than $60,000, and yet the largest mortgage I have ever had is $350,000. When my wife and I bought our first home, we were both working at professional jobs, but we could only afford a very small two bedroom home. Some of our friends had much nicer homes, and we certainly wished we had a bigger place, but our approach
was to work hard and save.

I'm sorry, but I'm not sobbing for the fellow with the $700,000 mortgage. Incidentally, the last paragraph in the article quoted him as saying he was going to go to a meeting organized by a local hispanic group to protest his mistreatment!!

USERS
A lot of of people, the majority being politicians and CEOs made (and still are) an enormous amount of money 'USING' stupid Americans and 'illegal aliens' to take out 'loans' because those 'loans' were 'insured' by US taxpayer dollars. Now they are all standing in line to collect on their insurance claims. And the corrupt politicians and CEOs who USED their SCAM to line their pockets on the 'front end' are lining their pockets with taxpayer money on the 'backend' as well.
So, in the eyes of the 'USERS' who is 'stupider', the stupid borrowers or the STUPID American taxpayers?

Teach your children well
Trying hard to teach our children (and in some cases grandchildren) that you must live within your means is becoming more and more difficult with the "Someone will help get me out if I get into trouble" mentality. When there is no repercussion for a bad decision, there is no lesson learned and the recipient of the hand out will be doomed to repeat the same process over and over again, at someone else's expense and apparently, if not voluntarily, they will have to do it by force or law.

This is beyond "unfair." It's unethical!

One of the many pearls of wisdom my mother shared as I grew up was to "never have your possessions own you!"

We have bought and sold a number of homes throughout the years, and never once did we purchase a home as expensive as "the bank" said we "qualified" for.

And WHO in their right mind thinks it's financially prudent to buy a $700,000 house with an income of $60,000???



There was a time, before mortgages were bundled and sold, that if a homeowner came into hard times (through no fault of his/her own) that he/she could go to their friendly neighborhood bank that wrote the mortgage, and make arrangements to pay the interest and have the unpaid principle tacked onto the end of the mortgage.

NO one needed to bail out anyone!



However, I can't believe for one minute that this is not part of Marxist Obama's plan to move us closer and closer to becoming a Marxist state.

It's govt. money that is bailing out the banks, and the nationalization of our banks is not too far off.

And since the nationalized (govt) banks owns everyone's mortgage, ergo.. the govt owns our homes.



A rainy day fund
I had one of those it was called a 401k plan.

Dr. Sowell will have to forgive my failure to cheer when someone gets a bargain and buys the house next door for 50% of value cutting my resale by half as well.

Whoopie! I lost half my homes value but I paid my mortgage on time.

More than likely, an inflated home value that didn't represent the true reality of the property. The market has spoken.

See. I told you so.
Writing many comments along this subject, I warned people before the election that Obama was a Socialist and John McCain was a globalist.
I also have no sympathy for the foolish lending systems who bowed to the government(as they were coerced by the "Blarney" Frank crowd). Folks wake up? you are being run by Socialist and have been for many years.
All these bailouts are NOT the wishes of the majority of the People of this country, it's about the Government controlling your lives and your irresponsibity in going to the polls and voting these economic terrorist back each time to represent you.

You just bought your house at the wrong time. It happens, but the rest of the world doesn't exist to pick up the slack for misfortune. This happens all the time. When I lost $20k on WorldCom stock, I didn't go crying to your wallet asking for a refund, so don't come crying to me asking for me to make up the difference.

Reality bites, just make the best of it and remember another old and trite saying, the Boy Scout motto, "Always be prepared."

Yep...no job, unemployed twice since '06 and we managed to pay our mortgage and all the bills without missing a beat.

Now, my house value is such that if the market takes more hits, I will be upside down. And this is because the houses that went up down the road began selling at 800k now sell for 605k!! I have become the "poor man" n'hood with an acre and 4000SF!!

We're still managing. Hmm. I wonder if I should say eff it all and try to get some of my tax dollars back?

I can see why
It makes sense that executives at failed banks and other institutions want million dollar bonuses: they're going to need the cash to live off of, there being no investments to invest in, no safe place to put money.

Anybody who actually finds a way to make a profit will find out what a caged chicken finds out when sticking her neck through the chickenwire in the presence of a racoon or a mink. In other words, to invest now and to actually make a profit is like voluntarily offering one's neck to France's historical "national razor."

Some Americans may be dumb, President B. Hussein, but those are the same ones who voted for you. And they don't know how to make money any more than Madoff.

I have zero sympathy for these folks.
I lost my job in the 80's due to a lockout and we were all replaced by scabs.
My wife carried the load for 2 years while we picketed and petitioned the gov't for redress, to no avail.

We went through our entire savings,broke my IRA, had to pay a 10% penalty and the friggin gov't TAXED us as well. no assistance asked for and finally we found a new job, but at 47 I was broke..had 13 bucks in the bank.

We never missed a payment on anything, Why should we now as retirees have to bail out some irresonsible bum who lived off his credit cards, sucked the equity out of his home to buy whatever and now comes with his alms cup in his hands?
Screw them and anyone who wants to help them.

Could this work?
I go to the grocery store and fill up my shopping cart with Lobster, Filet Mignon, Truffles, Asparagus (cause I like it) and a bottle of expensive wine.

When I get to the Cash register, I can only pay half of what the bill rings out.

Shouldn't the grocery store let me have the food anyhow? I mean, I deserve it! Nobody should have to live on Hamburger Helper! It's unamerican! Just cut the cost of the goods!

I might cry.

Besides, if I pay full price for the groceries, I won't be able to pay my mortgage on the half-million dollar mortgage I have on my 2 BR 1 Bath house on the CA coastline. It is my dream house! I've already taken out a second half-million mortgage so that I can add on to it and make it a 5B/4B castle, complete with moat & carriage house! Some people think that is extreme for one person and a cat!!

But, it's okay. The government is making the bank reduce the amount of money I owe because I can't afford it! They are gonna just IGNORE the second mortgage.

Who do I thank? In these dark days when everybody I know is struggling to pay their confiscatory tax burden, Mr. Obama and the Congress have saved my butt! Wow! What a country!

Why aren't my neighbors getting the same deal?? I think everybody should get whatever they want and have the majority of the money they owe just disappear too.

Other bad decisions
I would certainly hope that the majority of people here who are opposed to subsidizing those with mortgage problems also oppose to all the other reckless bailouts. It seems blantly unfair to subsidize the corporations (and those that ran them to ground), but yet not help out the individual homeowner. Why do we continue to privatize the rewards but publicize the risk?

Every corporation that loses so much money and is bailed out by the government should have its board of directors, and executives ran out of town. To paraphase Dr. Sowell, I would rather have the first 100 people in the corporation's phone book run the company then a 100 with Havard (or other Ivy League) MBAs.

living within our means
Thank you for another wonderful article.

My husband and I have three young kids and live in a 1000 square foot house with 2/almost 3 bedrooms in rural Missouri. I work part-time because I want to be there for my kids when they are young...my choice. My husband gets to work at 6:30 am, off at 3 and farms until dark in the summer. He is the hardest working person I know, and he doesn't feel right if he's not being productive.

I'd love to have a bigger house. I'd love to quit work. I'd love to buy nicer clothes for the kids. So maybe we should have bought a bigger house. We should have bought the big screen TV and new truck my husband would love to have. In fact, we should buy the Corvette he'd love to have! I could go back to full time, and Obama's billions for early childhood care will raise my kids.

I won't and we haven't because we don't like the anxiety of too much debt. And it is not the government's responsibility to raise my kids.

We are stupid, I guess.

Other bad decisions
Frank - I'm with you. When this whole thing started I wrote every possible legislator and politician on both sides of the aisles very concise letter. It simply said

"NO BAILOUTS!"

Of course, we all know how well our legislators listen to those whom they "represent."

Empathy but no Sympathy
I can empathize with those who through no fault of their own are losing their homes. They are the minority in this debacle however, and even they need to learn the hard lessons of life. S@#t Happens! Pick yourself up, learn from the past and try not to let the same thing happen to you again. If you are fortunate enough to have family or friends who can or will help you through this, turn to them for support. I will and currently do the same for my extended family.

To those who were foolish enough to get in way over their heads, and now expect the folks who lived responsibly to bail them out, no empathy or sympathy is deserved. My folks taught me that you make your own bed and you lie in it. You made your choice, your choice was wrong on so many levels it would take a large book to list them. Stealing from me and other honest people to fix your problem is just flat out wrong.

Wish we had representatives in DC
Great article Thomas Sowell. I wish we had Representatives in government that could relate to the average American like you. I've been saving for years to buy a home all the while the prices getting out of reach. Now with the prospect of prices getting within reach the gov't wants to stop the decline.

It gets no better
Once again Dr Sowell hits the nail on the head. The government like most people in America today cant delay gratification. People wanted houses now and nothing, not even the fact they couldnt afford a house, would stop them. So now we have to pick up the pieces. Sometimes the best answer wecan have to our desires is "NO"! We should have said it a long time ago to people who couldnt afford the mortgages they signed onto and we should say it no to these bailouts.

When it comes to common sense ...
When it comes to common sense, current "politicians" in Congress & the Presidency do not have any. In fact, I think they have no ethics and honesty either. I hope these return before there is nothing to return to!

Unfair is such a juvenile term.
I agree with Anne in PA, but "unethical" isn't my choice of words. It is "juvenile ignorance". Just as parents are charged with rearing responsible offspring by teaching consequences, society is responsible for enforcing consequences. I cringe every time I hear the term "unfair". It reminds me of my childhood, when we whined that the punishment for bad decisions was unfair.

Sorry for the blatant truth, but there is a whole segment of our population that has been perpetually held in the juvenile state of irresponsibility. Rather than considering what we adults did to achieve success, they have chosen to and were allowed to get by with screaming "unfair" when they couldn't buy the same homes or achieve the same affluence in which their parents or friends resided.

Two generations of juveniles now control our government. We call them liberals. They call themselves "progressive", but the truth is they have never became adults and we are seeing our affluence diminish in the wake of "fairness".

Grow up America. Elect responsible adults and watch things improve, that is, if it's not too late.

Promises
America is a place where everyone is afforded equal access to opportunities NOT results. It has always been a belief in America that if you work hard enough you can get what you want, but it comes from work not a handout. Americans has always hated handouts but now it seems we value them more then anything else.

Penalties
Are there any penalties for Dr. Frank'nDodd, who helped bring us into this mess? For ACORN protesters (see Michelle Malkin's column on the poor, poor folks who so desperately needed to live in mansions, and ACORN's protests on their behalf.)

Dr. Sowell, we know there's a problem. Short of a revolution, what do we do about it?

But maybe a revolution is just the ticket. A Jeffersonian version.

Help
I thought libs hated the rich. Why are they bailing them out of bad mortgages?

Risk homeostasis
The risk homeostasis is out of whack: people don't care about the consequences for their actions (individual or corporate) because they believe (rightly) that daddy government will be there to subsidize their bad choices and risk. And in the end, it's the politicians who look like heroes for spending your money to bail other people out. That's a low-risk/high reward proposition for politicians. Bush may have started the bailing, but Obama has made him look like a piker when it comes to spending, and he's backed-up by a majority party that has never seen a dollar of yours that they wouldn't like to spend.

Remember: you get more of what you subsidize, and less of what you tax.

Hangover After The Party.
The U.S. economy is experiencing the effects of a drop in consumer demand. That demand was fueled by drunken sailor spending and a fantasy that the piper would not have to be paid. It is now the morning after and the sailor is left with a gigantic headache. The party is over and belts have to be tightened. Economists are now hard at work trying to bring back that drunken sailor. But they will have to wait until the hangover goes away.

I suspect Senator Dodd's home value is just under that $729K price point.

Wednesday Night Parties
Anyone read about the lavish parties the Obama's throw every Wednesday night? Now I understand that the president is expected to entertain but this thing is sort of thing is like thumbing his (and her) nose at us common folk.

Furthermore, it shows me that they have no concept of what the rest of us are going though...and it's going to get worse.

Oh well, so much for any empathy from the big Zero.

Change We Can Grieve In
Well we got "change", of course it was at all what we expected. Too bad that so many of us and especially our seniors are experienceing dreadful economic times through no fault of our-or their-own. It would be refreshing though to see someone in leadership at least offer a prayer to God for his intervention in tlhis genluine crisis. Yes, He can!!

And if Not
They only hate rich conservatives. They love limosine liberals, hollywierd richies, and don't forget that the CEOs of AIG, Fannie and Freddie and B-Stearnes were all registered Democrats.

Can I ask a simple question?
When I read the comments above I find I am often hearing myself. The feeling of exasperation about the Obama government taking our money to pay for other's bailouts appears to be pretty widely felt. What I want to know is how many of our friends and neighbors feel this way? Could the readers that see this post please estimate the number of people in their community who they think will be there in 2010 to vote these politicans out of office? I live in a large heavily democratic city in Maryland and you don't get much bluer than that. I expect that most of the people here will vote for more of the same. That is 50-55% for more of the Democratically controlled congress. That is low for Maryland but still scary. What about the rest of you?

The perfect storm
Obama is creating the perfect storm that is designed to destroy our economy.

Does he really not know?
I thought Sowell was an economist, why is he asking questions which any economist should be able to answer?

If there is a rash of foreclosures, that drives down housing prices and means that if you are one of those responsibile home owners who got a mortgage based on current housing values, you are likely to owe more on your house than it is worth.

I am not sure why Sowell thinks that having housing values crumble to the point that houses that were greater than ones mortgage are suddenly worth much less is a routine thing. It is the first time it has happened in my lifetime. Maybe Sowell is old enough that it happened when he was a child, but I doubt it.

Part of the issue is whether we would rather have a healthy economy or we would rather make sure that people who made poor decisions suffer for it. I, like Obama, think the former is more important.

And when I think about the people being subsidized who don't deserve it I think more of the wall street bankers being bailed out to keep the credit markets afloat. I wonder why Sowell is more interested is seeing poor and middle class people suffer for their poor choices than he is in seeing wealthy people pay the costs.

lavish Wednesday night parties inappropriate, they're a real slap in the face to every American.

Bozo seems to have forgotten just who he "works for."

And Bozo didn't even see fit to entertain Brown appropriately.

Not that I'm a fan of Brown, but he is a British dignitary, and Bozo is just too gauche and uncouth to know how to behave.

Unfortunately, politicians believe that you make it more affordable by forcing employers to pay everyone more, which causes rising prices in all other things (costs are passed on to the consumer) which means the house still remains unaffordable and the cycle continues.

SGT Relic: Your problem is one I experienced in my local market in Houston back in the early 80's caused by the oil glut. But if you bought your house as a place to live and not an investment then ride it out and it will rise again in value.

Unfortunately for you, your house was probably overvalued due to unrealistic and artificial housing evaluation due to the bubble.

Too much common sense!
Dr. Sowell, with all due respect, you are making sense again. How many times must our dear leaders point out that making sense will not be tolerated. They have been working for decades to ensure that common sense is eliminated from the populace so that they can control every aspect of our lives, for our own good.

Why any one couldnt see that home prices were being manipulated and artifically inflated is beyond me. My house value, IF I decided to refinance in 05 went up almost 300% from the buying price I paid in 01. (87K to 275K) And that with extreme hurricane damage from 2 back to back storms. I knew appreciation in price did not move that fast normally; usually 3-5% yrly.
So, then what was being manipulated, the buyer or the pricing or both? Apparently all of the above by those who put us into this mess and now want to "save us" from the mess they created by doing the same shell game with our tax dollars.
Enough is Enough!!! Some say revolution, and it may come to that. We paid for our house on a 20 year loan with a 13% Jimmy Carter years interest rate. We live in that same small house. Why on earth I should spend my retirement years buying half million dollar houses for strangers? This question is just so, so, so...stupid. Exactly. Anyone who bought their house as a place to live (and who is not planning to sell it now), even if underwater, just has to ride it out. Home values will recover to respectable levels, even if values don't return to the bubble levels of several years ago.

It is only those folks who bought their homes as investments (house flippers, second and third homes, vacation homes, buy to rent, etc.) that this bailout is intending to rescue. Those folks bought at a peak and are now underwater and wanting to sell into this bear market, or wanting to get out from under their bad investment.

I think the bailout money should be put to better use. Keeping gains private while socializing losses is no way to maintain a tranquil society.

Take just one simple fact, the US housing market is way too large to be effected by any US Government bailout plan. This plan of Obama and the Democrats is just a silly way to burn taxpayer dollars. Does anyone who has ever flown over the United States really think that $75 Billion or ever $350 Billion dollars in taxpayer dollars is really going to materially effect the market price of tens of millions of homes? Not in a million years. The arguement about you should agree to do this with your hard earned tax dollars is just a ruse. There is no way that the government could possibly refinance enough homes to avoid having forclosed homes sell in almost all neighborhoods in which there are currently problems. Once there are forclosed sales to establish a new market level then all homes will be appraised off of that new market reality. Having one or two homes who happen to qualify for the government largess avoid being the ones that are forclosed will do nothing to stop the effect of the market correction. We have been living in a bubble and nothing can hold back the correction. The fact that Obama and his so called "genius" advisors can't see this is pathetic and scary. Wake up. Like trying to bail out the oceans, markets will find their own level. If you need further proof try asking the Japanese how their efforts at turning back the drop in their real estate values have worked over the last twenty years. Answer the drop is still going and it is currently at down 67% from the peak in 1990.

He also thinks that if a bank is willing to loan you the money you should take it and then blame them for loaning it to you when you cant afford it even thoug hyou should have known that before.

Like any investment scheme there is the chance you will lose. Real estate ran its course and then some and now has to re-adjust or it will never carry the same investment potential it once did.

Why did Barack Obama rudely refuse to appear with Gordon Brown at a joint press conference when the British PM was in Washington? Answer: Because Obama's inferiority complex got the better of him that day. Because our big, bold courageous President feared the contrast with Brown. Because Brown's stronger intellect and larger and more vigorous personality would have overshadowed our mental and moral pip-squeak-in-chief. By not appearing with Brown Obama avoided a humiliating experience that would have made him look like the pint sized, shallow, small minded man that he is.

Many pundits, including myself, have likened Obama to the Great Appeaser, Neville Chamberlain. While the analogy isn't entirely wrong it does Obama too much credit. While Chamberlain was tragically short on judgement when dealing with Hitler-mistaking him for a conventional statesman and missing his revolutionary intent-he was no sheepish, frightened, self conscious Mickey Mouse. We're a nation at war with a weakling for President and that could spell disaster.

When frank and dodd pushed to put more people into "affordable" housing that inflated the home prices. We will never begin to solve the housing crisis until we know what the real value of the homes in foreclosure are. And with uncle sam subsidizing mortgages that people cannot (or will not) pay for on their own, we never will solve the problem, only continue it.

Until those homes are vacated and sold to people who can afford to take that risk, this problem will fester for years.

If there are mortgages above the average home price for the entire region, such as this $729K, they have to go through foreclosure. That was a reach by someone and neither the loanor or loanee should get bailed out.

Once again, Thomas Sowell boils it down for us to the basics. He does not obfuscate, his writing and meaning are plain and clear- and correct. Government needs to get out of it.

Fair level playing field is a socialist utopia idea that is so simple and stupid that only a childcan want it. As soon as you say there is a degree of fairness or level playing field you must have an arbator or a referee to determine what fair and level in fact is... Any person that goes to government to is basically saying "I'm too stupid or lazy to compete so I need you to put up road blocks so I can keep up." I still live in my house and drive my car. My mortgage payment is what it is and I can afford it. My car payment is also very low and I can afford it. I feel like a millionaire in my nice house because it is mine. Its value is determined by me, not the market.

Now that the kids are gone ...
When my kids were at home, we lived in a 1600 sq.ft. house because that was the largest we could afford. It was thirty years old. Now that the kids are gone we bought and moved to a 600 sq.ft. house on three acres. It is small but it is paid for. We don't have to worry about payments, etc.

Now we would really like a larger house. In fact, we had planned to build one that was 2600 sq.ft. before everything went to H**L in a hand basket. But at least our house is paid for and it isn't too bad for two old people.

So why in H**L should I want to help out some idiot who wanted to get rich buying and selling houses he couldn't afford in the first place? That is basically gambling ... and as anyone who gambles can tell you, you can lose as well as win. In fact, you lose more often than win. And I don't feel I should have to help out someone who lives in a house I could NEVER afford because he made some bad business decisions.

But in addition to those Sowell presents, there are some additional pertinent facts, along with corollary questions which should be asked.
Nothing REAL has been lost in the Big Meltdown. Everything REAL, all (100%) of the houses, cars, roads, dams, bridges, farms, horses, cows, dogs, cats still remains. Only money numbers have been "lost", and they are an illusion. A house is what it is, no matter how many numbers you pretend the "value" is. Value is an individual subjective notion in the eye of the beholder. It is quite impossible to regulate and control.
Debt-based fiat money = illusion. Money cannot BE debt. REAL (commodity) money is what you PAY debt with. Follow the funny money, stupid: when the "musical-chairs" money-number music (FED-IRS fraud) stops, see who owns "legal" title to the REAL stuff that the banks foreclosed on.

It's Worse Than You Think
If we were only talking about bailing out people who have mortgages they can't afford, we could probably get through this, as there aren't really that many of those.

The problem is that the administration wants to bail out anyone who is "under water" or "upside down" on their mortgage, which means that they currently owe more than the house is worth.

This is an enormous problem because it seeks to reward people for having the bad luck to own a home during a decline in the housing market, as if everyone of them has no choice but to sell while prices are down. But what happens when these people take the government help with a cram down of their mortgage, shedding %10-15 of the capital they owe, and then the market recovers? Will they have to pay that %10-15 back when they realize a profit on their newly devalued home? Not according to Mr. Obama. Instead, they just got a gift from the American taxpayers, and as long as they stay in their home long enough for the market to bounce back, they get to keep it, tax free.

If Goerge W. Bush had done this with mortgages over $700K, the liberals would have screamed bloody murder about how he was bailing at the rich at the expense of the middle class. But since it's Obama doing this, we're supposed to believe it's the only choice, and a good one at that.

Which I suppose it is, when your every instinct is toward wealth redistribution. Funny how it's never Obama's money that gets redistributed though. At least Oprah spends her own money to help people.

Property Taxes:
My wife inherited a house that we tried to sell. All we were offered was half the price it was appraised for. After nearly a year, we found that the reason it was appraised high was because of the property taxes on it. If we could "prove" the value was lower we could get the taxes lowered. But the real value was half what the appraisal was. The new homeowner could get the taxes down but not the person who owned it at the time.

The tax system will not allow the house prices to be lowered by the owner. So they constantly go up. Locally that figure is about 10-15% a year even though everyone knows that the actual value of the property does not go up that much even before this problem. So if you own a house for five years or so, the tax value is more than the real value. To make it more paletable to the owners, they try to get the price up. Now it has caved in.

But did the tax price drop? I DON'T THINK SO!

IMHO the critical mass has been reached in the public's "hunker down" factor. People are scared and confused and buying less and saving and hoarding more, which in turn means less jobs, which in turn means less buying, which in turn means less jobs, which in turn means even less buying. In other words, the "economy" is in a death spiral into Great Depression II.
Printing worthless fiat money like Germany in the 20s means absolutely nothing. We have to start MAKING REAL STUFF again, folks, which means get the government control-freak narcissists the hell out of the way of the free markets.
FDR's New Deal prolonged the Great Depression. WW2 is what re-industrialized America, which is why FDR let Pearl Harbor happen even though he knew about it in advance.
Since the advent of nukes, the world cannot afford WW3 just to re-industrialize, so we're going to have to use the Internet to network and get the "globalist" fascist neo-feudalists off our backs. Hunker down, eat rice and beans, decentralize, become self-sufficient, adopt sustainable energy and agricultural practices, and we the "little people" can force the corrupt "global financial system" back intside the confines of the U.S. Constitution.

How old are you? Our first home went "under water" when the oil markets went bust in the mid 80's. And we ended up moving to a higher cost state because our job went out the door too. Yes, we whined and cried. Who wouldn't? But it never ever occurred to us to ask anyone to bail us out. Life happens and it happened to us. So we sucked it up and bought a tiny little dump in California. It was painful, but again, it was life. We still live in that house and have gradually fixed it up as we could afford it over the years. And believe me when I say it has taken YEARS.

I agree with whoever said they have empathy for those who have had hard luck. I do to. Been there, done that. I don't have empathy for those who wanted it all right now and were willing to do whatever it took to get it. And to both the responsible and the irresponsible. Life happens. I hear more complaints and see more finger pointing from your side of the fence than any other. The only death going on is of our great nation thanks to the current administration and the democratic controlled congress and senate.

This article is about bailing out people who got in over their heads and now want the rest of us to fix it for them. I, for one, do not want my hard earned money to pay for others mistakes. Those of us with "morals" fix our own mistakes, we don't look for someone to do it for us. These people need to lose it all in order to learn to live within their means.

In other words, Stick to the subject and take your rhetoric to some other blog.

Housing prices had to drop!
Housing prices were going to drop regardless of the shaky mortgages. Many people were priced right out of the market due to the prices, hence the reason some took out shaky mortgages in the first place.

Bottom line is your house is only worth what someone is willing to pay for it. If there are no buyers then your house isn't worth what you think it is. Subsequent generations were being priced out of the market, so the bubble had to burst regardless.

A nice turn of a phrase that had a pleasant ring to it. It was recognition that conservatives were vilified in the MSM for being hard-hearted. But is it hard-hearted to make people take responsibility for their behavior and actually act like adults? Now, the cute phrase has become a double-edged sword and the MSM mocks any conservative who says anything that sounds "mean". Unfortunately, too many conservative politicians don't have the courage of their convictions (or maybe not the conviction) to take a position that is superficially unpopular, but better for everybody in the final analysis.

we have entire neighborhoods 12-15 homes that are simply abandoned and have been for the past 6 months.

if homeowners were taken in by predatory lenders who were allowed to get away with it because of unregulated business practices than yes, we need to do something about it.

foreclosed homes bring down the value of other homes around it, particularly in an abandoned neighborhood.

finally, as far as being a paycheck away from disaster, as you put it, study after study say that most americans , unless they are wealthy, are in that situation.

of course like all conservative pundits, you are worth millions and have no idea what real americans are going through.

What exactly are the 19th century values?? Perhaps you mean, "living within your means" or "anti-abortion" or "don;'t buy what you cannot afford" or, as my son used to say when a child, looking at a toy, "I'm getting that", no matter whether we could afford it or not.
I may be off here but do those values include rap music about shooting police or prostituiting one's sister instead of love songs? Is it about movies like "crank" with filthy language , racism and drug use rampant versus "Foe Whom The Bell Tolls". What exactly is it about my values --I am not a Republican, I am a conservative and not a neo - that are so archaic that people like you scorn them. There is no question that, as a conservative, the Repubs are a lot closer to my line of decency, respect and thinking than the silly liberal Democrats are.

Oh yes, I do have a few asinine thoughts, like working for 53 years before I retired, respecting my elders, believing in God, loving and serving my country and supporting those I love, not those who like to nurse at the public teat.


Social Justice means Socialism

Capitalism by default, places humans in different 'Economic Classes' - self determination and 'Hard Work', simply produces more than indolence, 'Play Times' and the life of a professional beggar (welfare).

Social Justice (Socialism) wants 'Equal Outcomes' based on the theory that all humans would do well, if given the proper Social Justice.

Barack Obama and Liberals, 'Hate America', not only because America is rooted in the 'Rule of Law', but fits their theory that all 'Oppression' is caused by the powerful.

Not only is America the most powerful Nation in the world, but the rights Americans have, is predicated on the inalienable rights granted by the Creator - God.

Barack Obama and Liberals believe that not only is 'Man' the cause of all problems - 'Man' also can be the cure of all problems.

Some simple illustrations of that thinking, is 'Global Warming' and the 'War on Poverty'.

Barack Obama and Liberals think their Quest for Social Justice is so 'Noble and Pure' that it should NOT be questioned nor criticized.

Barack Obama's clarion call is that a true American Patriot should be willing to 'Sacrifice for the Common Good' - even if that means giving up your personally held values and property.

you have described the problem exactly. america was lost when it allowed welfare recipients to vote. the parasites outnumber the parasitized. there is no democratic solution to the problem, the parasites will always outvote those they parasitize. imagine how quickly government could be improved if the recipients of government largess were not allowed to vote. obamas huge landslide of 53% would have been more like 5%. the problem can only get worse, and will continue to get worse until the taxpayers rebel.

about this: When Congress passed the first bank bailout, they should have made a requirement that all banks receiving the money must make all mortgages on primary homes "PAID IN FULL" and they may not collect any more money from the buyers or foreclose on them. The people who got these gifts have to make the payments to government???, IRS??? who do you suggest??? for the life of the mortgage.
